Timeshare sellers lure people by saying the timeshare real estate is an ‘investment’. In fact, that depends on how you define ‘investment’. Make things simple and look at a timeshare as an alternative choice to enjoy your vacation.

As in any industry, the timeshare world has had its share of “timeshare scammers”. A new timeshare scam is when the scammer calls and tells the owner that a real estate agent has a buyer for the owner’s timeshare. Then they try to get the owner to pay for their service upfront. So, just be aware that scam artists out there are doing this kind of thing.

Financial crisis or mismanagement of finances can happen to anybody and there is nothing to feel embarrassed about. However, if this happens to you , and the timeshare payments along with the monthly maintenance cost are too high, call the developer first to see if they know of anyone interested in buying your unit.

Keep in mind that if your vacation week lies in an off-season; its demand would be naturally low. So, you want to make sure your week is in a favorable week. In other words, a week when a large number of people will want to trade your week for theirs.

There are several factors that affect the selling and pricing of timeshare resorts. Just remember: 1. You want to own during a popular week. 2. You want to own in a location that others will want to visit. 3. You want to own a unit that is in the RCI network. That way, you’ll be able to use your points and trade them in for other resorts.

Remember that one of the clearest indicators of a timeshare scam artist is the offer of incentives that sound too good to be true. As such, individuals buying timeshare vacation packages for their family need to consider a number of aspects such as its flexibility, accommodations and price points.

In researching timeshares in an area, you want to know who the ‘players’ are. Make a list and identify the main timeshare developers locally. Also ask yourself what timeshare brokers are active in your market. (its always a good idea to have an exit plan when you get tired of that timeshare unit.) Know in advance, who you would need to contact.
