Here is a situation that we all run into from time to time. You have on hand what you believe to be a good deal, but you cannot get any money to make an offer on the home after you called everybody you could think of - hard money lenders, banks, family.
First of all, ask yourself why hard money lenders, banks, and even your family are turning you down. It is either the people you are trying to get money from do not have confidence in you, or you can’t get qualified, or it is not really a deal. Now, that is important: How do you know you have a deal if you don’t have a buyer?

If I was starting out and did not have any money here is what I would do and, by the way, this is exactly what I did.
Now, if you don’t have a job and don’t know anything about wholesaling real estate and have no money, then you need to get to work. Make some cash somehow through a job so you can live, and then work to build into full time real estate.

It was the summer of ‘94. just me and my grandma, chilling in the kitchen. She was pondering car leasing, while heating hot chocolate sauce.

There has been a lot of focus on the real estate market in the news lately. The over abundance of bad subprime mortgages is driving the world into a recession, yet people are still getting into the profession of general real estate.
It can be difficult to understand why people would still be interested in a career in general real estate even after the real estate market has taken such a downturn but in reality real estate is a lot like the stock market and many people in general real estate are setting themselves up to make a small fortune when the economy cycles back around.
